It allows you to pick exactly where you want to live and have a say in the design of your future dream home.

5 Things to Consider Before Buying a New Construction Home

Having a house built just for you and your family is a wonderful experience. You get to have a say in how it is designed, letting you customize it to meet your exact specifications. And knowing that no one else has ever lived in it — and that it's completely clean and pristine — provides a feeling of joy that is nearly indescribable.

But before you and your family are able to make everlasting memories in your new home, there is a lot that needs to be done and considered. Here are the top five things that you should think about before proceeding on with having a newly constructed house built.

1. Where do you want to live?

Picking the right neighbourhood or development is typically one of the toughest aspects of the entire process. With so much at stake, you want to make sure the community you decide upon provides everything you and your family need.

If you have school-aged children, you will want to make sure there are well-regarded and top-ranked ones nearby. If shopping and dining are important to you, then great amenities are a must. And if you value recreation and green space, then the neighbourhood must feature those as well. Last not but not least, commute time is generally an important aspect as well.

Make sure you research the potential neighbourhoods you're considering for your new home thoroughly and make a list of the pros and cons of each to help with your decision making.

2. Who do you want to build your home?

Nearly as important as picking where you want to live is picking who you want to build your home. Most developments tend to have one or two home builders they use for their new construction houses, so deciding which builder you want to use can greatly affect where you are going to live.

As with most important decisions, you will want to give yourself plenty of time to research and evaluate the different builders that can be used in a given development. Look for testimonials from previous customers and see what their online reviews are saying. Visiting their showhomes is also a wonderful resource, allowing you to see firsthand what the builder is capable of.

3. What is your budget?

It's extremely important to know exactly what your budget for a new construction home will be and to be realistic about what you can afford. Unlike buying a pre-existing home, where there is room to negotiate during the bidding process, new homes generally come at a fixed price.

This means you need to get a mortgage pre-approval from the lender of your choice before moving too far along in the process. This will let you know exactly how much house you can afford, stopping you from wasting your time looking at new homes that are out of your reach or falling in love with one that exceeds your budget.

4. Do you want a base model or one with lots of upgrades?

Upgrades are another reason why it's so important to know exactly what your budget is. Most showhomes typically feature a mix of base model and upgrade features, allowing the builder to show off all that they can accomplish.

If you end up wanting a lot of the upgrade packages that are on display in a showhome, then you need to have the wiggle room in your budget to pay for them. Otherwise, you may end up disappointed with your final result.

5. How long can you wait for your new home?

Building a new home takes time. Typically, you can expect to wait about eight to 10 months once everything has been finalized before being able to move into your house. Make sure you factor this into your decision making, especially if you are selling the house you and your family currently live in. You don't want to end up crashing at your parents or renting a hotel room if your previous home sells fast.

For those who need to get into a home quickly, most developments offer quick possession sales. These new houses don't allow you the opportunity to customize the design or layout of the home, but if you like what has been done, then they can be a great option. You can also likely save some money on the house since the builder is looking to sell it as soon as possible.

Take Your Time and Do Your Research

Buying a new home is likely one of the biggest purchases you will make in your life. That's why you want to give yourself plenty of time to properly research all the options available to you. By answering the five questions above, you will have a solid foundation for choosing the perfect neighbourhood, builder, and upgrades for your dream home. All while staying within your budget.
