Often times, your builder will offer purchase incentives in the form of rebates, concessions, referral promotions and other advantages such as home planner and interior designer assistance. Seek the Help of a Financial Expert
Once you have determined your fiscal position based on information from the mortgage calculator, it is a good idea to consult a personal banker or financial planner who can assist you. They can:
- Help you determine your credit score
- List out your current monthly assets and liabilities
- Understand what additional expenses are required with home buying
- Talk to you about mortgage qualifying, taxes and insurance
- Pre-approve you for a mortgage

Buying Incentives
Home Buyers' Tax Credit (HBTC)
The THBTC is non-refundable tax credit that allows new homeowners to recover legal expenses, home inspections, or any other closing costs. First time buyers can claim up to $5,000 towards the purchase of their new home.
Alberta New Home Warranty
The Alberta New Home Warranty was created to protect new home owners and improve performance and professionalism within the homebuilding industry. Our builders, Brookfield Residential and Cedarglen Homes are full members of this program so you can rest assured that your new home, and your finances, are fully protected throughout the home building process.
RRSP Home Buyer's Plan (HBP)
The Government of Canada offers the HBP, a program that allows first time home buyers the ability to borrow $25,000 from their Registered Retirement Savings Plan (RRSP). This can vastly help secure a down payment towards your first home purchase.
Goods and Services Tax Credit
The Goods and Services Tax Credit is available to first-time home buyers. Alberta and Canadian and Alberta residents are eligible for a rebate for up to 5%.
CMHC Green Home
If you purchase a Calgary new home using CHMC financing, you could receive up to a 15% rebate when you build a home to Energy Star Standards or 25% to R-2000 building standards. Check with your builder for more details.
